A Little Background

I'm Todd Davidson β€” an Executive Loan Officer at Rocket Mortgage based in Wilsonville, Oregon, serving buyers throughout Oregon and Washington State. I've spent more than a decade helping people navigate one of the biggest financial decisions of their lives, and I genuinely love the work.

My specialty is relocation. Most of my clients are moving from out of state β€” from California, Texas, Arizona, and across the country β€” and they're doing it without a local network to lean on. I fill that gap. I know Washington well: the neighborhoods, the commute tradeoffs, the school districts, what homes are actually selling for versus asking price. I help buyers go from curious to closed with as little friction as possible.

Getting a mortgage doesn't have to be complicated. Here's what working with me looks like from your first question to your closing day.

We talk through your goals, timeline, income, and down payment. I'll give you a ballpark on what you can qualify for and what your payment might look like β€” no credit check needed for this step.

Application & Pre-Approval

You fill out a short online application and send a few documents. I review everything and typically issue a pre-approval letter the same day. This is what realtors and sellers need to take your offer seriously.

Home Search

Shop with your pre-approval in hand. I'm available to run payment scenarios on any property you're considering, so you know your exact numbers before making an offer.

Accepted Offer & Rate Lock

Once your offer is accepted, we lock your rate and I kick off the underwriting process. I'll tell you exactly what documents are needed and stay in close communication throughout.

Close & Move In

We typically close in 15–21 days once you're under contract. I'll prepare you for exactly what to expect at signing, so there are no surprises on closing day.

Every Loan Type You Might Need

Through Rocket Mortgage, I have access to the full range of loan products β€” from first-time buyer programs to jumbo financing for higher-priced Washington markets.

Conventional

3–20% down. Best rates for buyers with strong credit. Works for most Washington home purchases.

FHA

3.5% down. More flexible credit requirements. Popular for first-time buyers in Tacoma, Yakima, and Spokane.

VA Loans

0% down for eligible veterans and active duty. Washington has a large military population β€” I do a lot of these.

USDA

0% down for rural and some suburban areas. More of Washington qualifies than most buyers realize.

Jumbo

For purchases above conforming loan limits in high-cost markets like Seattle Metro, Bellevue, and Kirkland.

ONE+ Program

1% down with lender-paid 2% β€” making 3% down without a second mortgage. Income limits apply by county.

Answers to the Questions I Hear Most

The mortgage process can feel overwhelming, especially when you're also navigating a relocation. Here are the questions I hear most often.

How do I get pre-approved?

I start with a 20–30 minute intro call β€” mostly to understand your goals and give you a chance to ask questions. I'll ask about your timeline, income, monthly debts, down payment, and target payment. After that I can put together a quick quote, and once you fill out an application and send a few documents, I can typically get you pre-approved the same day.

How fast can the process move?

As fast as you need. If you find a home and need to make an offer today, get me your documents and I can have a pre-approval letter within hours. Once you have an accepted offer, I can typically close within 15 days if needed.

How much do I need for a down payment?

My general recommendation is at least 10% β€” 20% is ideal because it eliminates mortgage insurance. That said, I do VA and USDA loans at 0% down, conventional loans for first-time buyers at 3%, and FHA loans at 3.5%. The right answer depends on your situation β€” let's talk through it.

How much home can I afford?

In most cases I can approve you with total monthly debt payments (mortgage + car + student loans + cards) at about 48% of gross income. But what you can get approved for and what you're comfortable paying are often different numbers. I'll help you figure out both and find the loan structure that makes sense for your life β€” not just your paperwork.

What documents do I need?
  • Last 2 years W-2s
  • Last 2 months pay stubs
  • Last 2 months bank statements (all pages)
  • Last 2 years tax returns (if self-employed or a landlord)
  • Most recent retirement account statement (if using for assets)
  • Copy of driver's license
  • Current mortgage statement(s) for any properties you own
What are closing costs?

Closing costs typically include pre-paids (property taxes, insurance, prepaid interest), title company fees, and lender fees (origination, processing, underwriting). Pre-paids and title fees are roughly the same regardless of lender. Lender fees are where the differences show up β€” and where I work hard to keep costs competitive. Watch out for online lenders advertising very low rates β€” they're usually charging discount points to buy that rate down.

Does Washington have income tax?

No β€” Washington State has no personal income tax, which is a significant financial benefit for most buyers. It's one of the reasons so many people relocate here from California and Oregon. This effectively increases your take-home pay and can meaningfully improve what you can afford in terms of monthly mortgage payment.

What does my monthly payment actually include?
  • Principal β€” paying down your loan balance
  • Interest β€” the cost of borrowing
  • Property taxes β€” collected monthly into escrow
  • Homeowners insurance β€” collected monthly into escrow
  • PMI β€” private mortgage insurance if your down payment was under 20% (removable once you hit 20% equity)
